Building a house doesn't have to be complicated

When newcomers first set out to learn how to build a house, they may become deluged in the seeming complexity of the task. But like launching on any new endeavor, that first leg of that steep climb up the learning curve is the most difficult part... after that the terrain steadily evens out and before you know it, you're smooth sailing to the finish.

My purpose with this article is demonstrate how easily this "huge" home construction task can be broken down into easily manageable projects, and also to show how you can hire professionals to help you on any (and every) step of the way.

Five Steps to Building a House

"How to do you eat an elephant?" goes the old saying. Most of us readily know the answer is: "One bite at a time".

No job is so large that it cannot be broken down into smaller, sustainable tasks. House construction is no different. There are five major phases of construction, and by handling them separately, the project becomes infinitely simpler... which you'll be happy about come groundbreaking day.

  1. Foundation and Site Preparation
  2. Framing and Roofing
  3. Pipes and Wires
  4. Interior Design & Finishing
  5. Landscaping

Foundation and Site Preparation

This first step is relatively straightforward. Once you choose your home building site, your crew will prepare the land (including excavating or grading soil, if necessary) and then lay the foundation.

Your choice of slab, crawlspace, or basement will depend greatly on the area of the country and quality of the soil. And of course, your personal preference... some homebuilders prefer the "hard" feeling of a slab floor, others prefer the "soft" feeling of a wooden floor over a crawlspace.

Framing and Roofing

Once the foundation is complete, you're ready for the most important part of the entire process... putting a house frame on that foundation and adding the roof, doors, windows and siding. Your goal is to proceed as quickly as possible from a finished foundation to a finished shell for the new house.

During this phase, the "inside" of the new house and any exposed wood is vulnerable to the weather and to potential theft of building materials. But when the shell is complete (sometimes described by saying the new house is "dried-in"), the inside is protected from the elements just like any other house. And all building materials can be locked inside at night.

Pipes and Wires

Now we add all the things that make a modern house a home... rough electrical, plumbing, heating, air conditioning, and networking lines. These jobs are done by specialized subcontractors, and is mostly straightforward with tested house plans.

After it's done, this work requires inspection, to ensure everything was done to code and will be safe when you move in. Technically you could even get a Certificate of Occupancy at this point, however there are two more vital phases of building a house.

Interior Design & Finishing

After the inspectors have approved all the electrical and plumbing connections, your new house is fully functional. But it neither looks nor feels like a home.

In the step, the house becomes a home on the inside, after your crews fill the wall cavity with insulation, adds the interior walls and floors, and adds all the final fixtures. When this phase is complete, the inside of your house is ready to be photographed for Architectural Digest!

Landscaping

Now that the interior of your new house is complete, as a final step we finish off your landscaping, to give your new home incredible "curb appeal", as well and making you the envy of your new neighbors.

This final step, combined with your attention to detail throughout the home building process, ensures that your new home is valued at the highest possible price.

Getting These Five Steps Done For You

Now usually if you want to build your dream house, you'd have to hire a general contractor. He in turn would "sub out" the real work by hiring five subcontractor crews to do the work for him, adding a huge markup to the cost of each crew for his trouble...
